The following variances for Ward 2 properties will be heard March 20, 6:30 pm, Rm 247, City Hall, by the Committee of Adjustment. The meetings are open to the public and residents can provide input on the variances to the clerk of the committee here: Ashley.Giangualano@burlington.ca

348 Pepper Drive

  1. To permit a 71 m2 floor area instead of the maximum permitted 50 m2 for a proposed accessory building (garage and roofed over patio).

  2. To permit 11% lot coverage instead of the maximum permitted 8% for a proposed accessory building (garage).

  3. To permit a 0.6 m north side yard setback instead of the minimum required 3.0 m for a proposed accessory building partially located in the required side yard.

35 Fairwood Pl East

  1. To permit a new two storey detached dwelling with a 10.85 m maximum linear height for a peaked roofed, whereas Zoning By-law 2020 only permits 10 m maximum.

  2. To permit a front porch [included stairs] with a 7.4 m minimum front yard setback, whereas Zoning By-law 2020 requires 10.35 m minimum [11 m – 0.65 m encroachment].

  3. To permit a rear deck with a 47 m2 maximum area, whereas Zoning By-law 2020 restricts the size to 30 m2 maximum.

  4. To permit a rear deck with a 1.9 m minimum west side yard setback, whereas Zoning By-law 2020 requires 3 m minimum.
