The City of Burlington requires that an informal public meeting be held with the neighbourhood surrounding 3110 South Service Road. We would like to invite you to an online-only meeting hosted by Ruth Victor and Associates. The purpose of the meeting is to receive public input in order to shape the proposed Official Plan and Zoning By law amendments for 3110 South Service Road. The meeting will start at 3:00 p.m. and end at 4:30 p.m.P3 Veterinary Partners, will be filing Official Plan and Zoning By-law Amendments to allow ancillary usage of 30% of the Gross Floor Area of a proposed three storey building on the subject property for a veterinary clinic. The Official Plan and Zoning By-law currently permit 15% of the Gross Floor Area to be used for ancillary uses. The adopted but not approved Official Plan would increase this ratio to 30% so once the new Plan is approved the project would achieve conformity. In the interim the proponent wishes to move this project forward so the current in force Official Plan must be amended. In addition to the ancillary use component of the proposed amendment, an increase in the Floor Area Ratio from the approved 0.50 to 0.63 is required.The proposed amendments to the Zoning by-law are as follows:

  • Ancillary use to be increased to 30% of GFA;
  • FAR to be increased to 0.63;
  • Parking is to be permitted in a required front yard.

The proposed development consists of demolition of the existing Mother Tucker’s Marketplace and construction of a new three storey office building containing 5155.76 square metres of floor area. A veterinary clinic will be located on the ground floor and will contain 1439.47 square metres of floor area. Training facilities for future veterinarians will be in the building and general office uses will be located on the second and third floors of the building which is a contemporary design.This proposal will be submitted to the City’s Planning staff in the future. It has not been reviewed or approved. Mayor Meed Ward and Councillor Stolte will be in attendance.Representatives from the developer and the City’s Planning Department will be at the meeting to respond to your questions and listen to your views.
