The proposed Transit Oriented Community (TOC) seeks to transform provincial lands in the immediate vicinity of the Aldershot GO Station by developing 6 buildings ranging from 30-48 storeys with approximately 2,713 new residential units and 2,086 square metres of retail / commercial space.

What is the Proposed Aldershot GO – Transit Oriented Community?

This is a proposal from the Province of Ontario to develop a Transit Orientated Community near the Aldershot GO Station at 119 Masonry Crt. This location is owned by Metrolinx and is provincial land.

The goal of Transit-Oriented Communities is to create more complete communities around major transit stations. They often combine housing, jobs, retail, public space and community amenities together in a neighbourhood and encourage walking and biking.

The initial concept by Infrastructure Ontario in Aldershot has six buildings ranging from 30 to 48 storeys, approximately 2,713 new homes, vehicle parking and ground-floor retail/commercial space.

The concept posted by Infrastructure Ontario does not represent a City approval or endorsement of the proposed height, density, design, parking, infrastructure approach or overall built form.

Who is leading the project?

Infrastructure Ontario is leading the proposal on behalf of the Province, through the Ministry of Infrastructure’s Transit-Oriented Communities program.

The Province, as the land owner, is responsible for determining how the proposal moves through the planning approval process.

The project is located at 119 Masonry Crt. This location is owned by Metrolinx and is provincial land.

What is the City’s role?

The City of Burlington’s role is to review and make recommendations and how City interests can best be addressed.

The City will review the proposed development concept and supporting technical materials and provide feedback. City staff will assess the proposal from a municipal planning, transportation, infrastructure, urban design, community services and public area standpoint. Staff will also identify issues, opportunities, required studies and any technical matters that need to be addressed.

What will staff use to review this proposal?

Aldershot GO is already part of Burlington’s Major Transit Station Area (MTSA) planning work.

The City has been planning for the Aldershot GO, Burlington GO and Appleby GO Major Transit Station Areas to guide future growth around transit hubs while protecting established neighbourhoods. This means growth around Aldershot GO is not unexpected, but the details of this proposal still need to be reviewed through the appropriate planning and technical processes.

The Aldershot GO TOC proposal will need to be considered under the City’s broader planning work for the area, including:

  • transportation,

  • services,

  • public areas,

  • community infrastructure and

  • how new development fits with the surrounding community.

How can I get involved and share my feedback?

Infrastructure Ontario is leading the project so they will gather feedback. They have indicated they plan to engage the community in July 2026. The City has let Infrastructure Ontario know that we would prefer that the proposal go through a formal zoning bylaw amendment process. A formal zoning bylaw amendment process would allow public input, staff review, technical analysis, public reporting and Council consideration.

The other option, which the City does not prefer, is for the proposal to proceed through a Minister’s Zoning Order. This is a tool under The Planning Act that would permit the Province to make the zoning decisions for the lands outside the formal zoning bylaw amendment process. The decision to use the Minister’s Zoning Order tool is with the Province.

Infrastructure Ontario has let us know that it will take the City’s preference under advisement.

Infrastructure Ontario’s community engagement will happen alongside the City’s planning review of their proposal.

Why is Infrastructure Ontario proposing a TOC?

The goal of Transit Orientated Communities is:

  • more transit ridership and less traffic congestion

  • more housing supply (including affordable housing) and jobs

  • to bring retail and community amenities close to transit stations for easier access

  • offset the cost of station construction, saving taxpayers money

The proposal would add housing and mixed-use development near GO service.

Is there a timeline for the project?

Infrastructure Ontario:

  • began their engagement with the City of Burlington in March 2026. It is ongoing.

  • submitted the Aldershot GO development concept to the City on June 9, 2026. This moves the proposal into City review, but it is not an approval.

  • is expected to mail postcards mid-June to landowners within 750 metres of the site.

  • has indicated that broader community engagement is anticipated in July 2026, alongside the City’s planning review.

  • is hoping to establish appropriate zoning to facilitate this proposal by Q3 2027.

Staff will keep Council and the public informed as more information is received, including an expected decision date from the Province.

Is this connected to the 1200 King Rd. development proposal?

No. The Aldershot GO TOC proposal and the 1200 King Rd. proposal are separate development concepts, owned and led by different parties.

The Aldershot GO TOC is being proposed by Infrastructure Ontario on behalf of Metrolinx and the Province of Ontario. The proposed site is at 119 Masonry Crt. This location is owned by Metrolinx and is provincial land.

Alinea Land Corporation owns the property at 1200 King Rd. There are two applications on file for this private property:

Both are in the Aldershot GO/King Road area. When reviewing development proposals, staff look at existing conditions plus forecasted and planned growth, other development proposals in relation to the current proposal.

City staff will consider impacts from both projects, including traffic, transit access, active transportation, infrastructure capacity, phasing and community services.

At this stage, the City has not completed the technical review of the Aldershot GO TOC.
