A Neighbourhood Meeting was held on April 17, 2018 regarding a proposed townhouse development at 2130 and 2136 New St. Below are some of the questions and comments raised by the audience.   1. Will the City give compensation to the displaced residents?

The transition of rental tenants displaced by redevelopment falls under provincial jurisdiction. Residents can contact the Landlord and Tenant Board: 1-888-332-3234 as well as the Member of Provincial Parliament for the area: (905) 639-7924.

  1. 2. How does the elevation of the new development compare to elevation of neighbouring properties?

There is a range of heights (around 8-10 metres) in the neighbourhood; the new development is in the middle, approx. 9 metres.

  1. How many trees will be removed?

A tree preservation report has been submitted by the Applicant to the City. This document, as well as all documents submitted with application can viewed on the city's webpage dedicated to this development. Link is above.

  1. Planning staff can meet with residents individually if they have specific concerns regarding trees on their property line.
  1. Will there be visitor parking spaces?

There will be no visitor parking spaces. Each unit will have 3 parking spaces. Visitors will park in the driveway of the units they are visiting. The parking provided meets the city's current requirements.

  1. Resident concerned that this amount of parking is not sufficient and visitors will park on adjacent streets.
  1. Planning staff confirm that the applicant is exceeding the required parking requirement.
  1. Will the City be widening New Street?

City currently has no plans to widen road. The development is required to give the city frontage of land in case of a road widening, or installation of underground services (eg. sewers) or above ground (eg. trees, sidewalks). Residents asked if the setback from the "deemed width" of New Street could be reduced in order to move the development closer to New and away from the homes on Swanson Court backing onto the rear of the development property.

  1. Resident concerned that existing traffic problems will be worsened if the road is not widened.
  1. Resident concerned about lack of turnaround for garbage and snowplow trucks on the development’s private road. Resident thinks trucks will reverse onto New Street causing safety and traffic issues.

Private contractor will be used for these services. Trucks will turnaround in one of the unit’s driveways. Snow will be pushed to the south end of development.

  1. Resident concerned that the pile of snow that will be stored on the south end of development will be cause drainage issues.
  1. How much will units cost?

Information not available at this time.

  1. Resident has privacy concern with the size and elevation of the proposed  backyard deck.

Staff have confirmed the decks would not be elevated but be at grade.

  1. How soon could construction start if everything is approved?
