Two public meetings and a recommendation report coming March 5 for three development applications
The upcoming Planning and Development Committee meeting for Tuesday, March 5 will be jam-packed with a recommendation report for one development application presented by city staff in the afternoon and statutory public meetings for two more scheduled for the evening.
1335-1355 Plains Road East — to be discussed at 1 p.m.City staff will be presenting its recommendation report to approve the development application for 1335-1355 Plains Rd. 2082, 2086 and 2090 James Street — to be discussed at 6:30 p.m.The evening portion of the P&D meeting on March 5 will include a statutory public meeting on two applications, including at 2082, 2086 and 2090 James St.The developer, Mattamy (Monarch) Ltd. is proposing an 18-storey (62.5 metre) condo apartment building with 164 residential units (860 units/hectare) and the top 18th floor including mechanical units and two penthouse suites. There is also proposed 351 metres-squared of ground floor commercial/office uses fronting onto James Street, five levels of underground parking, with 205 parking spaces, one car share space and one short-term parking space, accessed from Martha Street.The Official Plan allows either ground or nonground-oriented housing units with a density ranging between 26-185 units per net hectare in the area where the property is located. It is also currently zoned for building heights of up to three storeys and a density of 50 units per hectare. There is a site specific exception on 2090 James Street that allows office uses on that property.No decisions have been made on this application yet and staff is preparing an information report for committee on the development. which will be made available to the public online on Feb. 22 on the City's calendar for the March 5 P&D Committee meeting. A recommendation report from staff will be presented to the P&D Committee at a later date. A notice of when the recommendation report is filed will be sent to anyone who:

4407 and 4417 Spruce Avenue — to be discussed at 6:30 p.m.The evening portion of the P&D meeting on March 5 will also include a statutory public meeting for a development application at 4407 and 4417 Spruce Ave.The developer, Zarin Homes, is proposing to develop a part of the property with five single-detached homes fronting onto Tuck Drive. The existing house would be demolished and a part of the church parking lot would be removed to allow for the development of the five lots. The proposed lots would range from 600 square-metres to 664 square metres in area.No decisions have been made on this application yet and staff is preparing an information report for committee on the development, which will be made available to the public online on Feb. 22 on the City's calendar for the March 5 P&D Committee meeting.
