There is a virtual pre-application community meeting for Mattwood Homes’ proposed Zoning By-law amendment at 2306 Orchard Rd. on Tuesday, Dec. 1, 2020 from 7-9 p.m.A public notice for 2306 Orchard Rd. was mailed out to all property owners within 120 metres of the property. A small portion of the site will be placed into an Open Space zone and dedicated to the City.No application has been received and no decision has been made by the City. Public comments may be directed to the applicant at this time. Once a complete application has been received the public will be notified, and comments will be received by city staff.The existing site will remain in its current condition, as shown on the attached survey plan,. There is no new development proposed with this application. The intent is to change the zoning from D (Development)” to RO3 (Residential – Low Density) and O2 (Open Space). The RO3 zone allows single family dwellings, semi-detacheddwellings and townhouse units. The form of redevelopment has not yet been determined. It Is not part of this application. If the site is to be changed at a later date, there will be a requirement for a separate application at that time.Until such time as a future application to change the site is brought forward, this rezoning application will allow one single family dwelling on the subject property.During the meeting, Mattwood Homes will provide an overview of the proposal and City Staff will provide an overview of the development application review process and how the public can be involved. There will also be a question and answer component about the various aspects of the proposal and the planning process. Mayor Marianne Meed Ward and Ward 5 Councillor Paul Sharman will be in attendance to listen to the discussion.
